Getting pre-approved for a mortgage gives you and the seller confidence that if they accept your offer, you'll be able to get financing and close the deal.

Cash buyers don't have to submit pre-approval, but brokers will also ask them to fill out a Financial Information Sheet, which will include the buyer's basic Information, employer, annual income, debt, certificate of deposit and other Financial Information. You'll need to include it in your bid.

Now that we have our budget and loan pre-approval, it is time to identify the specific details regarding the property you intend to purchase. A house's neighborhood is just as important as its layout and features. In general, for home purchases,you'll need to consider the following factors to decide which area is best for you:The school district, community, Public security, Stigmata Stigmatized Property/Impacted Property, Community homogeneity, number of bedrooms and bathrooms, number of stories, lot size, amenities.

For income properties, this may include details such as the property type, location, and capitalization rate.

For owner-user commercial properties, you will want to consider the location, square footage, amenities, and zoning, among other points.

Once you find a house you love, it's time to make an offer and convince the seller to sell to you.The first step in the negotiation process is for Designer Properties to contact the listing agent to ascertain important details about the property including the seller’s motivation for selling, timetable, as well as flexibility on price, terms, and concessions. We will also inquire if there are competing offers.

The Seller may choose to Accept, Reject or Counter Offer the buyer's Offer. The buyer can also choose to accept, reject or counteroffer the seller's offer until both parties agree to accept the condition. This also happens when there are multiple buyers.

Armed with this valuable information, we will be in a much better position to provide helpful guidance to you in advance of preparing your offer to purchase. Once your offer has been presented, we will aggressively pursue the seller in order to obtain their acceptance.

When it's time to close, you'll be able to do a final walkthrough of the property to ensure it's still in the expected condition. While you might be excited for the buying process to be over, stay focused so you don't miss anything.

  • Inspect the ceilings, walls, and floors for cracks, chipped or peeling paint, or
  • other imperfections
  • Test every light switch and electrical outlet
  • Run the water to look for leaks and check the pressure and temperature
  • Flush all toilets
  • Make sure you have working keys for all the doors (don't forget any garage door openers or smart lock technology)
  • Test any appliances that are included in the sale
  • Check the heating and air conditioning system
  • Open and close all windows while checking that they lock and there are no unexpected drafts
  • Make sure all trash or belongings from the previous owners have been removed
